Mold Inspection and Assessment Process


Mold growth is a common problem in the East Texas climate considering the heat and humidity. A leak or water intrusion in your home can easily result in a mold issue. Mold can be the cause of numerous respiratory ailments, as well as a cause for extensive property damage. Toxic mold can cause indoor air quality concerns leading to allergic reactions and other symptoms. Within a “sick” building, you could be breathing mold spores and mycotoxins that are compromising the long-term health of your family or employees.

Step One: Interview and Building History

We start by obtaining information on the buildings history of current and past concerns, and present conditions: humidity or condensation, odors, past or current building leaks, plumbing leaks, and any visible mold. We will also interview you regarding health concerns and symptoms that may be affected by mold. We inspect buildings, not people, however your health concerns may coincide with present indoor air quality.

Step Two: Mold Inspection

We will perform a complete visual inspection of all accessible areas of concern. We will use a thermal imaging camera (infrared) to help identify hidden areas of concern. Many areas of concern will have elevated moisture content, therefore we will use moisture meters to check walls, floors, and ceilings to measure moisture content.

Step Three: Mold Testing and Analysis

Most mold spores may be invisible to the naked eye. Microscopic mold spores are detected by collecting samples from the air, or by collection of surface samples. Lab analysis of the samples are performed on indoor air samples, and usually an outdoor air sample (for comparison of mold spore concentrations in the outside air to the inside air). A full report is delivered to you, with an analysis of the mold spore concentrations and the types of species.

Step Four: Mold Report and Remediation Protocol (If Needed)

We will provide you with a written report of the mold inspection and analysis findings. If needed, New Day Homes will guide the mold remediation process by developing a mold remediation protocol, which provides detailed instructions for the remediation contractor on how to perform removal and cleaning safely and efficiently.

Step Five: Post-Remediation Verification

Post-Remediation is also known as “Clearance Testing”, which includes a visual inspection and moisture assessment of the construction materials that were part of the remediation process. Air or surface samples are also taken for analysis. The Clearance Testing is necessary to properly assess whether or not the mold remediation was performed completely and successfully, and to provide documentation for future reference.
